Utilities are not included in the rent at The Felix. Residents are responsible for electric, internet, and cable, and typically pay a separate, usage-based charge for water, sewer, and trash that is billed through the community each month.

The pet policy includes a non-refundable pet fee of $400 per pet and monthly pet rent of $30 per pet with a maximum of 2 pets per apartment home. Breed and weight restrictions may apply.

Each apartment home at The Felix includes stainless steel appliances, spacious walk-in closets, private patios or balconies, and wood-style flooring.

Rent is due on the 1st of each month, with a 3-day grace period. Payments received after the grace period may incur late fees as outlined in your lease.

Rent can be paid through the resident portal using credit, debit, or eCheck. Automatic payments may be available and convenience fees may apply.

Yes, Falltree is pet-friendly community and we love our four-legged residents. We welcome both dogs and cats, with a maximum of two pets per apartment home, in line with our community pet policy.

You can apply online through our leasing portal or stop by the leasing office to apply in person. Each adult pays a non-refundable $75 application fee. Once you’re approved and select your home, a security deposit (typically $250 to one month’s rent) is paid at that time to reserve your apartment and help make your move-in process as seamless as possible.

Applicants must meet a minimum income requirement of 3 times the monthly rent and pass credit background and rental history screening per written rental criteria.
